ABOUT
Founded by Gabriella Eason, Studio KOTI is an independent architecture and design studio in Brighton and Hove. The studio works on homes and commercial spaces in Sussex, London and across the South East. Every project is approached with care, collaboration and a focus on spaces that feel grounded and enduring.

The aim is simple. Create calm, considered places that support daily life. Each project begins with listening. The studio takes time to understand the brief, the setting and the people who will use the space so decisions stay clear and purposeful. Close relationships with clients, consultants and makers shape the work.

Design work ranges from overall layout to the details you touch every day. Natural materials, careful proportions and well made joinery bring warmth and character. Budgets and timelines are handled with honesty, information is clear, and the process is managed from first ideas through to completion.

APPROACH
Studio KOTI explores how light, materials and spatial character shape atmosphere. Designs are developed with care for proportion and detail, favouring natural materials and low impact construction. Sustainability is a responsibility from the start.

Context matters. Existing buildings are respected and reused where it makes sense, with a preference for repair and adaptation over unnecessary demolition. Daylight, shade, views and movement are considered early so rooms feel balanced across the seasons. The practical side is given the same attention as the look and feel—good insulation and ventilation, sensible heating, durable materials and simple details that are easy to live with. The result is work that is quiet, practical and beautiful.
